Right To Return
The Barry Farm redevelopment will offer a mix of apartments and townhomes of different sizes enhanced by a community center, retail spaces, a cultural center, amenities and open spaces that will create a vibrant new neighborhood that former Barry Farm residents will be proud to call home. The Barry Farm redevelopment will bring quality affordable housing options, economic opportunities, and access to family support services while providing long-time residents with new, affordable homes. Phase I and II will also include significant improvements to the site’s infrastructure and surrounding roads.
Right to Return
POAH is committed to ensuring that each resident has a clear and realistic path to return, and is offered the support to do so. In accordance with the zoning requirements, there will be a one-for-one replacement of the existing subsidized units. To date, 100 replacement units were constructed at Sheridan Station and Matthews Memorial Terrace. There will be at least 380 affordable replacement units built onsite at Barry Farm. DCHA will support residents with their relocation back to the site. Contact us for more information on the relocation process.
The Redevelopment Will Be Built In Two Phases:

Phase 1
Phase I will create 432 apartments in three new, attractive multifamily buildings and 115 modern townhomes, totaling 33,000 square feet of living space. The new construction uses Passive House standards, reducing the building's ecological footprint. It results in ultra-low energy buildings requiring little heating and cooling energy.
The Asberry, located at 1200 Sumner Road SE, is the first residential building in the redeveloped Barry Farm community. The Asberry is a new-construction, mixed-income 55+ preference rental development providing 108 rental apartments and 5,000 sq. ft. of retail space along Sumner Road. The building’s five stories are serviced by elevators and it includes a landscaped courtyard, fitness center, community room and landscaped roof amenity space for residents.
The Edmonson, located at 1130 Sumner Road SE, will be a new-construction, mixed-income rental community providing 139 rental apartments for families and approximately 22,000 sq. ft. of retail space for uses such as a grocery store and food hall/restaurant to help provide more food options for the residents and the surrounding community.
The building will have four stories (three residential floors over retail) serviced by elevators and will include a landscaped courtyard, fitness center, community room and landscaped roof amenity space.
Fifty apartments will be set aside for public housing residents subsidized with Project Based Vouchers (PBVs) through the Section 8 program funded through a Faircloth to RAD conversion. The unit mix includes 14 studios, 73 one-bedroom and 52 two-bedroom units. Eighty-nine additional LIHTC units will not receive an operating subsidy but will be set at LIHTC-eligible rents.

Phase 2
Phase II will include additional multifamily buildings and townhomes, plus a community center and park. POAH plans to integrate five residential building that were designated as historic landmarks in 2020 into the community through a careful redesign that will honor their special place in the history of this community. Barry Farm’s historic legacy will also be reflected in a new cultural center, sidewalk pavings and path makers, indoor and outdoor murals and links to the existing Anacostia & Hillsdale African American Heritage Trail.
Since 2013, the Barry Farm team has engaged residents and community members to refine the redevelopment plan to ensure that it addresses local concerns about the project’s design, program and guarantees for relocation and return.
The Preservation of Affordable Housing, along with the DC Housing Authority, and the office of the Deputy Mayor for Planning and Economic Development have been working to implement the Barry Farm/Park Chester/Wade Road Redevelopment Plan originally created by residents and community members. This development plan serves as the blueprint for the redevelopment work. The new community will be built upon historic land defined by the legacy created by the founding members of the Barry Farm - Hillsdale as continued by the residents of Barry Farm Dwellings.
New roads will provide easy connections to other parts of the neighborhood, including the nearby Anacostia Metro. The new 40,000 square foot retail corridor will bring new life to the area by providing a central “main street” for shopping and dining and provide new economic opportunities for community residents and business owners.
