Redevelopment
The Barry Farm redevelopment will be designed to implement the goals of the community as articulated in the final zoning requirements and Small Area Plan for Barry Farm:
- Facilitate implementation of the Barry Farm/Park Chester/Wade Road Redevelopment Plan, which was approved as a small area plan by the Council of the District of Columbia on December 19, 2006, pursuant to the Barry Farm/Park Chester/Wade Road Redevelopment Plan Resolution of 2006 (Res 16-0922);
- Establish a vibrant mixed-use, mixed-income neighborhood where residents have quality housing options in a variety of configurations;
- Ensure the development of approximately one thousand one hundred and ten (1,110) dwelling units, including approximately three hundred and eighty (380) affordable replacement units, within mid-rise apartment buildings, and attached and semi-detached single-family dwellings and flats;
- Encourage the development of neighborhood retail and service uses in the ground floor of mixed-use buildings fronting on Firth Sterling Avenue, S.E.; and
- Create open and green spaces suitable for passive private enjoyment and active community recreation and amenities.
Right To Return
The Barry Farm redevelopment will offer a mix of apartments and townhomes of different sizes enhanced by a community center, retail spaces, a cultural center, amenities and open spaces that will create a vibrant new neighborhood that former Barry Farm residents will be proud to call home. The Barry Farm redevelopment will bring quality affordable housing options, economic opportunities, and access to family support services while providing long-time residents with new, affordable homes. Phase I and II will also include significant improvements to the site’s infrastructure and surrounding roads.
Right to Return
POAH is committed to ensuring that each resident has a clear and realistic path to return, and is offered the support to do so. In accordance with the zoning requirements, there will be a one-for-one replacement of the existing subsidized units. To date, 100 replacement units were constructed at Sheridan Station and Matthews Memorial Terrace. There will be at least 380 affordable replacement units built onsite at Barry Farm. DCHA will support residents with their relocation back to the site. Contact us for more information on the relocation process.
The Redevelopment Will Be Built In Two Phases:

Phase 1
Phase I will create 432 apartments in three new, attractive multifamily buildings and 115 modern townhomes, totaling 33,000 square feet of living space. The new construction will use Passive House standards, reducing the building's ecological footprint. It results in ultra-low energy buildings requiring little heating and cooling energy. The first residential building will be The Asberry, a senior living community of 108 apartments that will include over 5,000 square feet of retail, lounge areas, a roof amenity deck, and a fitness center.

Phase 2
Phase II will include additional multifamily buildings and townhomes, plus a community center and park. POAH plans to integrate five residential buildings that were designated as historic landmarks in 2020 into the community through a careful redesign that will honor their special place in the history of this community. Barry Farm’s historic legacy will also be reflected in a new cultural center, sidewalk pavings and path markers, indoor and outdoor murals and links to the existing Anacostia & Hillsdale African American Heritage Trail.
